The co-founder of a real estate investment firm whose value-add business model returned double the price paid for a 112-unit multifamily building in Atlanta shares the strategies he uses to maximize profits.
Yusef Alexander, who started his real estate journey repositioning properties in Southern California working-class underserved areas in the mid-1990s, likens his work to that of a physician’s.
“I go in there and get a sick or distressed asset – and bring life to it, he told host Kirk Chisholm in an episode of the “Money Tree” podcast.
After building a strong track record in flipping single-family homes in California, Alexander built a pool of investors to scale commercial and multifamily real estate deals in Arizona and the Midwest. He now focuses his business in southeastern states like Georgia and North Carolina, with a special emphasis on Atlanta, he told Insider.
Around 2008, Alexander began specializing in buying, repositioning, and then either holding or selling multifamily properties. His current company, Real Estate Asset Partners (REAP) boasts an average property size of 196 units and an average gross internal rate of return of 22%, according to data on the company’s website.
